CITY OF TEMPE - FACILITY CONDITION ASSESSMENTS AND MAINTENANCE ANALYSIS
Provided an asset management and maintenance analysis for 1.5 million square feet throughout their building portfolio of 79 facilities. The Tempe Services Division is responsible for operating and maintaining a central plant for the City Hall Complex, 535 individual HVAC systems, and two lift stations. The city wanted an easier way to track their equipment and get meaningful data to plan for Capital Improvement Project (CIP) budgets.
A facility condition analysis was performed to provide recommendations for facility rehabilitation and modernization, cost analysis for upgrades of facilities, service utilities, structure integrity, and ADA compliance profiles. The asset management piece included equipment inventory, equipment devaluation reports, specific building component inventory with condition and replacement costs, as well as life cycle costing plans with a 10-year funding outlook. FMS also provided maintenance analysis by assisting the city in evaluating CMMS systems and looking at current resource allocations.
