CITY OF TEMPE - ONGOING FACILITIES CONDITION ASSESSMENTS

On this project, the inspection team conducted an ASTM E2018-15 Standard Facility Condition Assessment for the 525 Building, the Escalante Multigenerational Center, Library Complex, and the West Side Multigenerational Center totaling 231,907SF and established the FCI (Facility Condition Index) for each facility.   

The assessment included the building shell (roofs, walls, window systems, exterior doors, and structural components), building interior (walls, doors, floors, and ceilings), heating, ventilation and air conditioning, electrical and electrical distribution, plumbing, fire protection, special construction.  Also identified were code compliance issues, fire/life-safety issues, and readily achievable ADA requirements.

FMS worked with the city to create their “Design Criteria Manual” for identifying the products and providing an approach to quality identification for the best Life Cycle priced assets.

Based on the analysis we performed and the assessment of the assets, we made recommendations for the best timing and approaches to take based upon the cost of the deficiencies, ongoing maintenance requirements and the neighborhood impacts. 

We performed additional physical surveys of each facility with emphasis on the mechanical systems and building shell roofsThis information was uploaded into the FMS proprietary Facilitize” database that is accessed and maintained by City of Tempe personnel through their subscription to this software
