Facility Condition Assessment

Business Unit(s):
Facility Consulting

FM Solutions delivers a detailed building assessment process that provides facility owners a planning tool to understand the current state of their existing facilities, proactively plan for building renewal and to manage improvement initiatives. By using detailed and defensible cost data, our clients are able to accurately estimate current deferred maintenance costs and project future facility renewal costs.

Our detailed assessment includes an analysis of current conditions, identification of deficiencies associated with building equipment/components and an overall evaluation of the condition of building systems. The process involves an on-site inspection of existing structures and systems by experienced engineers and Certified Facility Managers. Collected data is entered into a program that produces cost estimates for correcting deficient conditions, assigns priorities for each of the deficiencies and analyzes the condition of each of the building systems. A 10-year plan for the correction of the identified deficiencies and renewal of the critical building systems is developed. Documentation includes cost estimate forecasts and performance measurement tools to evaluate the effectiveness of the improvements.

Our assessment process generally includes these steps:

  1. Gather Base Building Information

  2. Perform Building Inspection

  3. Prepare System Descriptions

  4. Identify Deficiencies and Estimate Corrections

  5. Document Conditions with Photos and CAD Drawings

  6. Evaluate System Conditions and Cost Models

  7. Develop Facility Condition Metrics and Targets

  8. Finalize Financial Models

  9. Generate Report

  10. Implement Improvements and Measure Results

This process can be customized to address any specific areas of concern or to fit within a critical time-frame based on the unique needs of our clients.
