Due Diligence Process

FM Solutions’ three-phased approach to the evaluation of buildings (including equipment & systems) supports building owners/tenants with valuable data prior to finalizing any long term agreements on a facility investment. Our prior experience as facility managers and operators of a wide range of building types provides the basis for the following approach:

  1. Validate Business Functionality – determine if the facility can be used to support the operational needs of the business on a long term basis.

  2. Evaluate Operational Integrity – assess if the building is structurally sound and has adequate electrical/mechanical system capacity to support the intended long range business operations.

  3. Develop Economic Parameters – develop a range of cost forecasts based on efficiently operating the facility to support the core business functions.

    The incremental use of this three-phased method enhances the ultimate decision making process prior to making a commitment for an asset investment and is based on a realistic analysis of use, condition and operational economics.

Facility Condition Assessment

FM Solutions performs detailed building assessments as a planning tool to help facility owners understand the current state of their building assets. This provides a basis to proactively budget for operational building improvement investments. In addition, the ability of facility owner/operators to accurately estimate current deferred maintenance costs and forecast future facility renewal costs is improved.

ADA Assessment

Many facilities are in violation of several rules and regulations associated with the Americans With Disabilities Act of 1990. Typically, this is not a secret to the building owner but the difficulty lies within identifying exactly what needs to be done to correct these violations. FM Solutions can bring this expertise to the client by providing thorough ADA parking evaluations, site evaluations, and building interior evaluations.
