FM Solutions was contracted by Clear Channel Outdoors to design a new Executive Headquarter facility and assist in relocation of their existing facility. The project was conducted under an expedited schedule and we approached the project in a collaborative manner with all the stakeholders involved to achieve the project goal. We worked very closely with the owner, project manager, and building owner. FMS provided test-fits of multiple locations to determine what space best meets their needs. During the Test Fitting stage, FM Solutions simultaneously moved forward with the Design Development and Construction Document phase to ensure the project will remain on schedule. The design was completed in full 3-D Revit Architecture model. We generated Construction Documents as well as renderings of specialty design of the lobby, board room, executive offices, open and private offices, support spaces, break room and lounge.

Arizona Public Service Corporate Headquarter

FM Solutions was contracted by APS to update their standards and redesign the typical floor layout and plan for the 2 levels of their Corporate Headquarter. We collaborated with the user group to evaluate the existing standards and identified areas the new standard needs to accommodate. After evaluating the program and the existing space, we were able to design a facility that met their needs for churn and future growth. Our project defined new standards that were readily accessible, addressed environmental concerns and transitioned well with their existing standards. We designed a universal plan that met all their existing needs as well as their future needs while implementing LEED principles. By developing and implementing a universal plan, we addressed sustainability concerns as the universal plan allows for easy re-purposing of a space, re-location of offices/workstations, as well as maximize day lighting by clustering full-height wall offices in the core of the space rather than along the perimeter. The new space was initially incorporated onto the 12th and 13th floors at the APS corporate headquarters building. After the success of this project, FM Solutions contracted with APS once again to apply this design to the 10th and 14th floors through a CMAR process. Due to the CMAR process, FMS had the ability to work directly with the contractor and sub contractors to resolve details, capture unforeseen conditions and shorten the project schedule. FM Solutions was able to utilize their lessons learned from the original project and worked with the owner and contractor to create another two successful floors.

Palo Verde Nuclear Generating Station North Annex

FM Solutions was contracted to complete a much needed remodel and renovation to this existing building. We started the project by developing a plan of action that worked for the customer. Due to the expedited schedule the project was divided up between four individuals, each that would head up their own area of specialty. We knew the standard AIA process would not work for a project of this type with this expedited schedule, so four different focus areas listed below were to commence all at once.

  • Programming: FMS worked closely with PVNGS facility team, and end users to assist them in their programming needs. We were able to analyze different departments so that the space would work for various groups that occupied the space. This data was utilized in creating metrics and developing standards. This allowed the plan to be flexible and comfortable for groups who would occupy this space.

  • Architectural and technical aspects: FMS collaborated with the facility group, security, IT, O&M groups and outside vendors to determine how this building functioned on campus and what their technical requirements were. Structural integrity and HVAC systems: FMS collaborated closely with the structural and mechanical consultants. And identified that the building needed new HVAC units and controls, new stairways, as well as an elevator.

  • Design: FMS collaborated with the owner’s standards committee and were able to fully understand the requirements and incorporate it into the design. We designed a universal plan that maximized the space and then collaborated with the programming team to modify it to meet the end users needs.

  • Construction Documents: We were able to start the construction documents on day one of the project. We set up sheets, produced a cartoon set, identified specialty areas and began to incorporate standard details. As information developed from the technical and design team, they integrated that information into the drawings. The production lead collaborated closely with our in house quality review team and the project design lead throughout the process to assure the quality of the drawings exceeded the client’s expectations.

FM Solutions has provided on-going services to Apollo Group’s businesses’ since the inception of our company. Apollo Group comprises several subsidiaries, which include the University of Phoenix (including University of Phoenix Online), the Institute for Professional Development, the College for Financial Planning, and Western International University.

Through our ongoing relationship with Apollo, we have completed several data center and office improvements. With our long-term relationship, we have delivered these projects utilizing a construction manager at risk, while we have made significant owner requested changes utilizing a design/build method.
